Inspect all grout and sealant lines

Work systematically around the room in good light — a flashlight helps reveal hairline cracks. Look for crumbling, discoloured, or missing grout in tile joints, and for sealant that has pulled away from surfaces, turned black with mold, or become brittle and cracked.
